Maryland law requires agents to define their role in Real Estate transactions.
At your first fact to face meeting, an agent is required to provide you, “The Understanding Whom Agents Represent,” disclosure. If you have signed a listing agreement or buyer agency agreement, this form is not required.
If you attend an open house, the agent on duty represents the owner of the home and is bound to disclose. The Maryland Real Estate Commission has created a form to fulfill this requirement. It does not require signature but must be openly and conspicuously displayed.
If you schedule a private showing to see a house for rent or sale, this form must be provided to you.
If an agent presents you with this disclosure, don’t be alarmed. They are doing their job.
